Harrison Street Tops $6 Billion in PPP Assets with Announcement of University of San Diego’s First-Ever Public-Private Partnership to build $230 Million Presidio Terrace Apartments

The investment, in partnership with The Michaels Organization, represents Harrison Street’s first transaction from its new, dedicated PPP strategy for a 700 bed on-campus purpose-built student housing development

CHICAGO, Sept. 15, 2026 (GLOBE NEWSWIRE) -- Harrison Street Asset Management (“Harrison Street”), a leading alternative global investment management firm with $110 billion in assets under management across infrastructure, real estate and credit strategies, and The Michaels Organization (“Michaels”) today announced a public-private partnership agreement (“PPP”) with the University of San Diego (“USD”) to build the Presidio Terrace Apartments, a planned new $230 million, 321-unit, 700-bed on-campus student housing development. The investment represents the first transaction completed through Harrison Street’s dedicated public-private partnership strategy, as well as USD’s first-ever PPP agreement. Including this transaction, Harrison Street has surpassed $6 billion in PPP assets under management, solidifying its position as a leading PPP solution provider to the higher education, healthcare and government sectors.

Located on USD’s campus between the University’s academic center and a nearby retail corridor, Presidio Terrace will be the University’s latest on-campus residential facility purpose-built for upperclassmen, graduate and professional students. The project is designed to provide students with a high-quality alternative to the limited supply of institutional-quality housing currently available to these populations both on and around campus. The development, which is expected to be completed in August 2029, is planned to also provide convenient access to USD’s business, nursing, engineering and law schools.

The project is structured through a 99-year ground lease with USD and will benefit from a full real estate tax exemption as a University-affiliated facility. The property will be developed and operated by Michaels, with which Harrison Street has an extensive prior relationship and track record.

The firm has secured partnerships with more than 20 other universities, including Northwestern University, Duquesne University, Duke University, Arizona State University, the University of Kentucky, and Missouri State University.
